  • Provide access to MRG’s main website with forms and links to assist members for common requests and questions
  • Create a customizable website for each association, allowing members to view account history, architectural and covenant compliance records, blast email communications, a monthly event calendar and document retrieval
  • Schedule, coordinate and attend periodic board meetings
  • Handle resale requests, new member packages and board/regular member orientations
  • Offer 24/7 emergency services
  • Enforce the association’s governing documents
  • Provide monthly management reports with status updates on compliance, maintenance and financial items
  • Manage the relationships with attorneys, CPAs, vendors and local municipalities

Financial/Accounting Management

  • Provide real time accounts receivable reports, including local lockbox services and online payment options
  • Handle all accounts payable, including vendor check preparation, insurance tracking and 1099 reporting
  • Manage separate accounting and reserve funds
  • Distribute monthly financial reports, consisting of balance sheet, income statement, deposit register, cash disbursements, bank account reconciliation, bank statements and copies of checks, member aging reports and copies of invoices
  • Prepare annual budgets
  • Monitor delinquencies and collection activities

Property and Maintenance Management

  • Provide periodic site inspections for compliance with the governing documents, vendor quality control and asset evaluation
  • Prepare bid requests/scopes of work for service and maintenance projects, perform contract management
  • Assist board of directors with setting goals and objectives for the association
  • Coordinate with construction consultants, architects and engineers
  • Prepare work orders for routine maintenance contractors
